Real Estate Investment Trusts (REITs) are financial vehicles that operate vast networks of property with the sole goal of increasing returns to their investors, which include wealthy individuals and large institutions. This structure incentivizes REITs to target buildings with low-income tenants who can be removed and replaced with higher-paying ones, and to minimize spending on maintenance and building management. Capreit is one of Canada's first REITs, founded in 1997 a few years after the Federal government enabled the creation of these financial instruments, and now owns interest in nearly 60,000 residential units across the country including more than 11,000 in Toronto.
